So many of us have a dream of owning our own place. Whether you’re married, have a family, and are otherwise established, that may not have happened for you yet. Below, I’ve listed a few things to look into first, the steps you should take first and foremost, before beginning any construction or building a home. 


Before land is ever bought, before mortgages are applied for, this is the very first thing you should do. Take the time to sit down – with a partner or family if someone is making this decision with you – and iron out the details of the home you plan to build. Explore every detail. How many bedrooms, the number of floors, if you want a cellar or attic, the outdoor spaces, whether you want things like solar panels or “smart” appliances, and every other detail in between. Discuss it all and write down your ideas. 

Next, you’ll want to consult with Residential Architects in your area. A good course of action is to meet with several, comparing quotes and getting a good feel for which firm can best design your vision. Once you’ve chosen the right firm, hire them to draw up your plans. Having a blueprint of your dream home is the first step; without it, you can’t move forward on anything else. Don’t skimp on this. Hire a good architect and have them draw up the plans ASAP. 


You may already own land. If so, great! Once you’ve established that everything regarding zoning and building codes are up to scratch, you can move onto the next step. 

If you’re buying land, you’ll need to scour the classifieds and estate agents, looking for a patch of land that’s big enough for you and your family, located in the area you’d like to build, and for the right price. Once you’ve found something, you need to make sure it’s up to code before purchasing. This is a process that will take some time. Be patient. 

Builders and Contractors

Once you’ve obtained your land and gotten those designs handy, the next step is to put out feelers for contractors and builders – the people who will actually be building your home. This is another area in which you definitely don’t want to cut corners or do it ‘on the cheap’ either. Your house must be structurally sound, built well, by professionals with experience. Hire the very best contractors and builders you can. Take the time to meet with several, get their vision, check reviews and ratings online, and hire the best one for you. 

These three steps are the very first things you should do before anything else when it comes to buying a house. If you don’t follow these steps, you can find yourself out of your element, spending money when you shouldn’t be, and drowning in the chaos and stress of homebuilding. If you take the time to carefully plan, you can build a beautiful home that you’ll be proud of for years to come.
